Yearly Maintenance

Your roof is not a “It’s done, forget about it” situation.

Depending on the quality of the roofer, there could be many places that need maintenance.

All face nails – nails that exposed, and usually covered up with sealant is a definite maintenance item. Periodically, these will need to be resealed.

Leaking face nails might not ever leak enough to show inside the house. But continued water seeping onto the wood will rot the roof decking.

Nail pops might occur. This is certainly an issue to remediate immediately. The repair for this, could be simple if caught before the nail creates a hole in the shingle layer above. Once the hole is made, do not accept simple caulking of the hole. Repair properly.

Over time, the rubber seal on pipe boots can deteriorate, and allow water to enter. Routine maintenance will discover this developing problem. Repair sleeves can be installed which will mitigate the issue for another few years. The repair sleeves can be swapped out as often as needed.

An eye for disturbances that could indicate roof sheathing/decking warping or loose is important.
